REBUILD WITH KIMBERLEY HOMES – FAQ

Who is responsible to get the debris cleaned up?

The property owner is responsible.

Should we hire an excavation company to do the debris cleanup or hire my future home builder to clean the debris?

If your plan is to rebuild your home, working with your future home builder for debris clean up and lot remediation will be a cohesive process with the rebuild on your land.

Am I responsible for paying for the debris cleanup cost and disposal?

No. As long as you have an insurance policy, the funds for the debris cleanup should come from your insurance company. Your home builder should be responsible to get the approval for the funds from the insurance company for the debris cleanup.

If I get my debris cleaned, am I obligated to build a home?

No, Debris Cleanup is typically a different pocket of your overall policy and the funds for debris cleanup should not impact the rebuild funds or a payout.

How soon can I get my home rebuilt?

Given that there are several infrastructure-related complexities, we estimate that the new home construction can begin within 4-6 months after the loss of your home.

How long before I can move into my new home?

We recommend expecting 18-24 months from the day you have lost your property until your new home is ready.

How can I ensure that the insurance company will pay me money to rent a home until my new home is completed?

Your homebuilder can assist in coordinating with the insurance company to get you the necessary approvals for the timeline and cost to rent your home.

My insurance adjuster is trying to get me to take a payout and settle. How do I know if the offer is fair?

Your Homebuilder will know approximately how much it would cost to rebuild a home and therefore your home builder should be able to negotiate a fair payout from the insurance company for a fair settlement amount.

Will I be required to build the same home I lost or can I make changes to the design of my new home?

You can build a new design as long as it is not significantly upgraded compared to the home which was lost.

If the insurance company sends me an ACV payment, is that the final payout?

No, An ACV payment is not the final payout. That amount is the absolute minimum that the insurance company is obligated to pay. It can be a struggle to get the rest of the funds approved from the insurance company and therefore we suggest your home builder assist you with that.
