HOME DESIGN AND PRICING

• Our team will work with you to design a custom plan, or modify an existing Kimberley Homes floorplan with your budget in mind
• We understand that the final cost of your dream home is crucial. Our distinctive, fixed-price system is designed to provide certainty, ensuring you have a clear understanding of costs upfront. This meticulous approach not only eliminates unwelcome surprises down the road but also grants you peace of mind during the financing approval process and when reviewing your Purchase Agreement in Stage Three.

• When your land, home design, and pricing has come together the next step is to write your Purchase Agreement. If Kimberley Homes has previously secured the lot for you, the price of your land and your home are both included in the Purchase Agreement. While a mortgage pre-approval is helpful to have at this stage, as it helps the process move along faster, it is not required.
• Kimberley clients typically use a construction (or draw) mortgage but a completion mortgage can also be considered on a case-by-case basis
• Kimberley follows the CMHC standard for deposit amounts, 20% for homes over $1M and 10% for homes under $1M. The deposit is due on signing of the Purchase agreement.
• Upon meeting Purchase Agreement conditions and securing financing approval – CONGRATULATIONS – you've successfully purchased your new home, marking the realization of your tailored journey with Kimberley Homes. Welcome to luxury living at its finest.

• Together, we refine your blacklines and implement any structural adjustments. With exterior elevations solidified, we're set to translate your vision into blueprints. Our dedicated team will meticulously review these blueprints with you. Only when you're delighted with the result, do we sign off on the blueprints, ready to submit them for city approval.
• We take care of applying for all necessary permits and approvals.

Demolition & Infrastructure Preparation:

The stage is set – it's time to breathe life into your new home. Kimberley takes charge of all preliminary work, from demolishing existing structures to meticulous excavation. We ensure your land is ready by arranging essential services, laying the groundwork for your custom home. 

As we initiate the construction phases, a few key elements come into play: 

Selections Process: Our VIP Selections Process ensures you're not just a homeowner but a tastemaker. Engage directly with our Interior Decorating Concierge and suppliers to curate the finishing touches that will make your home uniquely yours.

Milestone Walk-throughs: Journey with us through the various construction milestones. These walk-throughs provide you with firsthand insights into the progress, aligning our efforts with your expectations.

Good Neighbour Protocol: We take care of canvassing your neighbours and staying in touch with your Community League, along with maintaining a clean site throughout construction.

• Anticipation builds as your dream home nears completion. Approximately 35 days before your scheduled Possession Day, our dedicated Client Concierge sends you an email, ensuring you're well-prepared for the momentous occasion.
• On Possession Day, our Site Superintendent accompanies you on a thorough walk-through. They provide insights into the operation of various aspects of your home and meticulously document any deficiencies on the Certificate of Possession. You receive your keys, and the turnover process is seamlessly complete.
• Your peace of mind extends well beyond possession day with Kimberley Homes' robust Warranty & Service Program. In collaboration with Alberta New Home Warranty, we provide pre-possession insurance coverage and a comprehensive 1-year, 2-year, 7-year, and 10-year plan for your home and its systems.
• Our commitment doesn't end at possession. The Homeowner Service Team is dedicated to promptly addressing any warranty-related deficiencies noted on your Certificate of Possession, ensuring that your home remains a source of comfort and pride.
